Real estate

How a home and its mortgage are tracked together, and where they land in your net worth.

Real estate is where a home you own and the loan against it are tracked as one thing. Each property carries a value, the mortgage secured by it, and the equity between them. That equity counts toward your net worth beside every other account. Real estate never moves money — it records what a place is worth and what you owe on it.

Equity is a property’s Property value minus the Mortgage balance against it — the part you own outright. It is the number Real estate is built around, and every property shows the three figures together.

A property’s three headline tiles: Property value, Mortgage balance and Equity

A home with no mortgage shows its full value as equity. A HELOC secured against the property counts as debt too, and lowers equity alongside the mortgage.

Real estate is one asset with a few moving parts, each with its own page:

  • Property — the home itself: its value, how that value is set, and the history behind it.
  • Mortgage — the loan secured against it: the balance, the rate, the payment, and imported statements.
  • Home equity & HELOC — the equity you hold over time, and how a HELOC drawn against the home is tracked.
  • Mortgage payoff — a projection of when the loan clears, and what an extra payment, a biweekly schedule, a refinance or a recast would change.

Your properties live on Real estate. What you land on depends on how many you track.

  • With none yet, the page reads Track your first property and offers Add property.
  • With one, it opens straight to that property.
  • With two or more, it opens a list — each row showing the Property, its Value, your Equity, and the Debt against it, under a Total equity figure across them all.

How does real estate show up in net worth?

Section titled “How does real estate show up in net worth?”

A property and its debt sit on opposite sides of your net worth. The property’s value adds to the Real Estate band. The mortgage subtracts in the Mortgage band. A HELOC subtracts in Home Equity. Reports breaks the same figures out over time under net-worth composition.

How does a mortgage relate to the Debts page?

Section titled “How does a mortgage relate to the Debts page?”

A mortgage is created here on Real estate, with its property, and its terms are edited on the drawer of the account it sits on. On Debts the same loan appears as a secured debt with a Mortgage mark — counted in what you owe, with the monthly payment you plan for it and an In payoff plan switch, off until you opt the loan in. A HELOC is different: it is added and edited on Debts, linked to a home from there, and lands in the Home Equity band of your net worth.

A loan sits under “Unlinked loans” instead of on a property.

Section titled “A loan sits under “Unlinked loans” instead of on a property.”

The mortgage was added without a property, or its property was removed. It still counts in your equity total, and the band says so — Not tied to a property. Use Link to property on the row to attach it, or Add a property to create one.

Equity is lower than the property’s value minus its mortgage.

Section titled “Equity is lower than the property’s value minus its mortgage.”

A HELOC secured against the property counts as debt too, so it lowers equity alongside the mortgage. Open Home equity & HELOC to see the draw reducing it.

Does adding a property or a mortgage move money?

Section titled “Does adding a property or a mortgage move money?”

No. A property’s value and a mortgage balance are records, not accounts that hold money — so adding them changes your net worth, never your cash.

What if I owe more than the home is worth?

Section titled “What if I owe more than the home is worth?”

Equity shows as $0, not a negative. The property’s value and the debt against it are both counted in full in your net worth, so the shortfall still shows there. Only the property’s own Equity figure floors at zero.

Yes. A property with no mortgage shows no loan under Financing — the row reads No loan on this property — and its equity equals its full value. You can attach a loan later with + Add a mortgage.

Where does a property’s value come from?

Section titled “Where does a property’s value come from?”

You set it, or Taiga Finance estimates it. A value can be entered by hand or taken from an area-index estimate. See Property for how the value is set and kept current.
